Safety & Compliance

We conduct thorough property inspections before and during tenancies to ensure full compliance with all safety regulations. This includes gas safety certificates, electrical installation checks (EICR), smoke and carbon monoxide alarms, and Energy Performance Certificates. We handle all necessary certifications and keep them up to date throughout our agreement, giving you complete peace of mind.

We take full responsibility for the condition of your property. Any damage beyond normal wear and tear is repaired at our expense before the end of the agreement. We conduct regular inspections and address maintenance issues promptly to prevent small problems from becoming costly repairs. Your property is returned to you in the same condition it was received, or better.

We work with a variety of reliable tenant sources, including local authorities, housing associations, and corporate clients. All occupants are thoroughly vetted and managed by our team. We maintain professional relationships with councils and housing bodies, ensuring tenants are properly supported and properties are well cared for. You benefit from stable, long-term occupancy without the hassle of individual tenant management.

Rent Certainty

Our guaranteed rent model means we pay you a fixed monthly amount regardless of occupancy. We assume all the risk of void periods. Whether the property is between tenants, undergoing maintenance, or temporarily vacant for any reason, your rental income continues uninterrupted. This is the core benefit of our service — complete financial certainty for landlords.

This is our responsibility, not yours. We handle all rent collection and any issues with non-payment. Your guaranteed rent arrives in your account on the same date every month, regardless of whether we've collected from occupants. We absorb all arrears risk, so you never have to worry about chasing payments or dealing with rent defaults.

The rent amount agreed at the start of your contract is fixed for the initial term. We don't reduce payments mid-contract. For longer agreements, we may include modest annual increases (typically in line with inflation) which are clearly set out upfront. You'll always know exactly what you're receiving, with no surprises.

Contracts & Terms

Our standard agreements run for 3 to 5 years, providing long-term stability for both parties. We also offer shorter arrangements where circumstances require. The longer the agreement, generally the more competitive the rent offer we can make. During our initial discussion, we'll recommend the term that best suits your situation and goals.

Yes, we understand circumstances change. Our contracts include provisions for early termination if you decide to sell. Typically, this requires a notice period (usually 2-3 months) and may involve a modest early exit fee depending on how far into the contract you are. We aim to be flexible and will always discuss your options openly.

Your responsibilities are minimal. You remain the property owner and are responsible for buildings insurance and any mortgage obligations. We handle everything else: tenant sourcing, rent collection, day-to-day management, maintenance, safety compliance, and tenant relations. You receive your guaranteed rent each month with virtually no ongoing involvement required.
